Anyone can click some filters and find a home that matches your criteria - but how many agents do more than the bare minimum when working for you? Doing more than expected is what makes a great agent.  Find an agent who 1. Communicates with you. An agent who doesn't ever ghost you is necessary for keeping you updated on what's happening behind the scenes.  2. Never pushes you beyond boundaries: An agent who's pushing you to spend more than you're comfortable with is not in it for the right reasons. Big red flag!  3. Knows how to craft an attractive offer based on the market: Find an agent who can get your offer accepted on terms that are okay with you. Of course, there will be times when you need to compromise, but your agent should always know what's best.  4. Knows your city: By this, I mean an agent who knows the local market and the average pricing in different neighborhoods. You should never overpay for a home and have regrets down the line. Your January Market Update! Last month"s market was slow, marked with hesitant Sellers and cautious Buyers, but Spring already seems to be in the air. Kawartha currently has an average sale price over 100k higher than Peterborough. A trend to keep an eye on, as the two tend to have ups and downs in contrast to each other. As we often see, the number of new listings are lower in colder months, and yet are staying on the market longer. My interpretation of this is that Buyers are cautiously making offers at less than market value, while Sellers remain hesitant to accept less than what they feel their home is worth. This leads to a relatively cool market. I suspect that the BoC sustained rate freeze paired with cooler temperatures are big components to the increases in average days on the market. New Year, FRESH home! There's nothing better than starting the year off with a refreshed space you'll feel calm in. Here are my go-to's for refreshing my home that I like to do 3 times a year: 1.Refresh Your Dishwasher: Place a cup of white vinegar on the top rack and sprinkle baking soda on the bottom then run a hot water cycle. 2. Deep Clean Rugs & Couches: Furniture and rugs acquire TONS of dirt we may not notice. Hire an upholstery cleaner or invest in the BISSEL Little Green Deep Cleaner for monthly use. 3. Get Rid of Towels & Bedding With Hard-to-Remove Stains: It’s the new year, and there’s no better time to finally throw away those old towels and pillowcases and replace them with fresh ones. 4. Purge; and I mean PURGE: Get rid of everything and anything that no longer serves you. If you have to ask yourself if you really need an item just put it in the donate pile. 5. Bring in New: Bring in new couch pillows, statement pieces, wall art, plants, or fresh flowers to bring in something different. You do NOT want to make moving more miserable than it is! I see people make these mistakes all the time, and I want you to save the headaches for things that are beyond your control. Avoid these mistakes: Procrastinating Planning- basically, don't wait for the last minute to hire movers because you'll be left with the most expensive companies, or no one at all. Not Purging Before Packing - Moving is the perfect time to get rid of things you no longer need, moving to a new place should feel light and refreshing! A last-minute home remodel before you sell is usually not on the top of my list of recommendations. Remember- not every home improvement is going to make you more money. There's this thing called 'Home Buyer Goggles', where Buyers are only focused on the looks of a home. Trust me, put the goggles down and keep reading. Here's what I tell my clients before showings, so they can have a good head on their shoulders and secure a home that makes sense for them: 1. Take Photos: 📸 Showings can be a blur, and there might not be time to get a second showing. Take photos/videos from your point of view so you can talk details with your family 2. Don't skip the Wants vs. Needs List: ⚖️ This list will show you priorities when viewing homes so you can overlook things you don't need 3. Focus on the Space and Location: 📍 Instead of focusing on the paint colors or decor, pay attention to the size of the lot, where the home is located, and the surroundings. You can always paint the home later. 📣December 6th, 2023: Interest Rate Announcement Yesterday the Bank of Canada announced that it would hold the current overnight rate at 5%, keeping Prime Rate at 7.2%. The last increase was made in July of 2023. Forecasts vary, but my personal thoughts are that rates will continue to hold through Q1 of 2024. Your October Market Update! Our Market continues to change, as is its nature. Statistics show some change in average sale price. There was a significant decrease in the Kawartha Lakes as a whole, however there was a significant increase in Lindsay, where Peterborough County saw only a minor variance in contrast to last month. It's always important to keep in mind that using averaging calculations, outliers are still factored in and can sometimes give a scewed representation, which I suspect is a key factor in the large discrepancy between September and October Average Sale Price in the Kawartha Lakes. New listings are increasing in number, and yet are staying on the market around the 30 day mark, consistent with last month's data. I suspect that the BoC sustained rate freeze is a factor in how, despite increased inventory, we have yet to see an increase in average days on the market.
